hey, you know, I was thinking and I'm not sure if I looked into this when I was over there the first time or not, but -

In some steam installations there will be one or two pipes that run underground for a short ways before leading back to the boiler (condensation (return) pipes that are making way for a door or -). These pipes invariably leak after a few (twenty) years. You got any a do's? 'cause theys ya prahblem if ya duz.

But maybe I looked for that.
